HSC Fund News

Zurich, 19 December 2023 – The Helvetica Swiss Commercial Fund has sold another property in eastern Switzerland as part of its strategic portfolio optimization.

"The recent sales from the portfolio confirm the attractiveness of the properties held by our funds," says Dominik Fischer, designated Chief Investment Officer (CIO) of Helvetica.

  • Property in canton of Thurgau sold
  • Sales price reflects fair market valuation of the real estate portfolio
  • Cash is used to reduce the leverage ratio

The Helvetica Swiss Commercial Fund (HSC Fund) has successfully placed another property on the market. This is the two-storey commercial property at Zürcherstrasse 331 and 333 in Frauenfeld in the canton of Thurgau, which was acquired for the fund in 2020. The property is geared towards the sale, repair and maintenance of motor vehicles. The site area of over 6,990m2 also offers ample outdoor parking and storage space. The transfer of ownership took place on December 15, 2023. The sale price is in line with the property valuation of the external valuation expert.

To date in 2023, two sales totaling around CHF 28 million have been made and a further CHF 10 million has been notarized for sale. In addition these are the commercial and retail property at Murgtalstrasse 20 in Münchwilen in the canton of Thurgau, which was sold in August 2023, and the office property at Via Livio 1 and Via Motta 24 in Chiasso in the canton of Ticino, which was notarized in October 2023. Ownership of the latter is expected to be transferred at the beginning of 2024 after the Lex Koller audit has been completed. The sales will reduce the fund's leverage to below 28% and should keep it within the target range of 25 to 28% in the long term.
